Kensington-Cedar Cottage lies in the centre of east Vancouver, with scenic views from the top of the city’s east-west ridge and running down to beautiful Trout Lake, an urban lake and park. People here come from many different backgrounds, languages, and income levels, and the population is growing at a faster rate than most communities in Vancouver.

With so many families living in this neighbourhood it should come as no surprise the number of schools you will find here. For residents looking for elementary options, you can choose from Dickens Annex, Lord Selkirk Annex, McBride Elementary, Sir Sandford Fleming Elementary, Tecumseh Elementary, and Tecumseh Annex, and for those looking for middle school and secondary options, this neighbourhood also provides a choice from Vancouver Technical, Gladstone Secondary, John Oliver Secondary, Sir Charles Tupper, and Killarney Secondary.

Transportation

Kensington/Cedar Cottage has several of the city's busiest streets and major transit routes, meaning busses are plentiful. There is also a Skytrain that takes you either west towards downtown Vancouver or east towards either Surrey or Coquitlam.

Ethnic Markets

High-end grocery stores such as Whole Foods do not exist in Kensington; instead, you will find an abundance of wonderful ethnic markets, which provide a larger, more diverse amount of goods, and generally at a much more reasonable price point than some of the other markets in the city, and with these markets scattered throughout the neighbourhood, one can usually walk to get their groceries no matter where they live.

What makes it so special? First, it's one of the Lower Mainland's biggest markets, which means lots of things to see, buy, and sample. There are multiple fresh fruit and vegetable vendors, folk selling baked goods, artisans selling local crafts, and people selling homemade preserves, among other items. There can be over 70 vendors and a couple of thousand shoppers on a busy day in the summer.

Parks and Recreation

With 11 parks, a community centre with a pool, a multipurpose sports facility, outdoor tennis courts, ultimate frisbee, an off-leash dog park, and many other sporting facilities, Kensington provides something for everyone, with most of these activities having little to no cost.

The Kensington & Cedar Cottage Housing Market

Most of the housing in Kensington/Cedar Cottage consists of single-family homes built in two stages – the first being pre-1946 and the second during a resurgent interest in the neighbourhood between 1981 and 1990. The uptick in new construction during this era was primarily due to the influx of middle-class families, who quickly realized the benefits of being close to the downtown core while still maintaining a suburban neighbourhood environment that catered to its residents. More recently, there has been an upswing in the construction of multi-unit buildings – both low-rise and mid-rise – as well as townhouse developments. The Kensington/Cedar Cottage is filled with young couples and established families.

Go to one of the 11 parks in the neighbourhood to relax in the quiet atmosphere they provide, or walk down Kingsway and grab some delicious Pho from one of the top Vietnamese restaurants in the city.

Your Life On Weekends

Get up and go to the Trout Lake Farmers Market, where you will pick up all sorts of local, seasonal goods you can't find anywhere else. Play tennis at one of the free outdoor courts, or go to dinner at any one of the number of great restaurants in the area.

Dining and Entertainment

With so many dining options in this neighbourhood, suffering from over choice is a common problem to have, whether it is excellent Mexican food from Sol y Limon or Los Cuervos to coffee at Matchstick or Our Town Cafe, or drinks at the Black Lodge, or to some of our previously mentioned favourites, there is no shortage of options for you in this neighbourhood.

Rio Theater

Since its evolution in 2008, the Rio has hosted Hollywood blockbusters, local independent filmmakers, midnight screenings of cult classics, the toddler-friendly "Movies for Mommies" series, local and international film festivals, comedy festivals, queer film events, burlesque shows, screenings, and tours for local public schools, political events, religious services, spoken word, and other live performances, and local and international live music.

What You'll Love

You will like the single family homes, housing affordability, and cost of living in general, the many local shops and markets that provide most of your needed goods and produce. You will also love the excellent transportation that goes through this neighbourhood, taking you to wherever you need to go quickly and conveniently.

What You May Not Like

Kensington/Cedar Cottage has many rented houses, meaning there is more density here, and this neighborhood encounters issues with traffic, especially during rush hour. There are parts of this neighbourhood that are quieter than others, but this area can be noisy as there are several busy roads that cut right through this area, and they carry traffic from not only Vancouver but Burnaby and beyond as well.
