In the 1960s, beachside Kitsilano was Vancouver’s hippy hangout, drawing comparisons to San Francisco’s Haight-Ashbury. Today, Kitsilano still has plenty of culture, but its apartments and houses are now occupied by young urban professionals and families who enjoy a modern version of that relaxed atmosphere – this is the birthplace of the global yoga brand, lululemon athletica. “Kits,” as it’s known locally, is one of Canada’s most recognizable neighborhoods. With fantastic eateries, excellent shopping, beaches, and mountain view sunsets, one can not help but think, does it get any better than this?

Today Kit’s is uniquely positioned by being minutes away from everything Vancouver has to offer. The area is a vibrant, thriving neighborhood located on the cities west side. Kitsilano is blessed with the famous West 4th avenue, a chockablock street full of great independent, and name-brand stores alike. Practically everything you need is at your doorstep in this neighbourhood.

Great Schools

Kitsilano has excellent public and private schools as one would expect from such a fantastic neighbourhood. There is Gordon Elementary, Bayview Elementary, Tennyson Elementary, and the iconic heritage Henry Hudson Elementary for the young ones, to Kitsilano Secondary School in the heart of the neighbourhood while Prince of Wales Secondary and Lord Byng Secondary are both within an easy commute whether walking or driving. If you tend to go with a private school, then St. John’s School, St. Augustine School, and St. John’s International School are all excellent options.

The Kitsilano Housing Market

Kitsilano is an older neighbourhood with many of the houses here being 20+ years old. Some places have been renovated; however, most retain many of their original features. Older homes are being replaced with new, more modern homes, although due to the price of many of the homes in this neighbourhood, this is happening at a slower rate than in other areas.

 

The same can be said with condo living in Kits, again many of the apartments here are older, and it is not unusual to find condos that are 20+ years old. If it is an investment property you’re looking for, an apartment in Kit’s can provide an excellent opportunity. With the construction of the new subway down Broadway to UBC, Kits will offer a perfect opportunity for rentals to UBC students who want to live close to campus, while also having a comfortable, accessible route to and from school.

Unwind and go for a walk through one of the many walking and biking paths that traverse through the neighbourhood, or take your dog for a walk to Haden Park, which offers a unique off-leash beach where your pooch can go for a swim. You can go to Whole Foods on 4th ave to purchase local produce for dinner or catch a beautiful sunset at Kits beach.

Your Life On Weekends

Saturday mornings can be spent at the best locally-owned coffee shops in Vancouver. While your afternoons are filled either at the beach, going to lunch, playing sports, shopping at one of the endless retail stores this neighbourhood provides, going to the Kitsilano Farmers Market, or all of the above.

Sports and Recreation

Outdoor activities abound, there truly is something for everyone, whether it is biking, swimming, jogging, yoga, or working out, Kitsilano provides endless possibilities for anyone who would like to participate in a sport.

What You'll Love

It is hard to find a neighbourhood in a modern city with as many amenities and excellent proximity to the ocean as Kitsilano. The neighbourhood has managed to keep the quiet, safe feel that many of us are familiar with. Yet Kitsilano is right across from the downtown core making it easily accessible. You can hop on one of Vancouver’s water taxis and within minutes be downtown Vancouver. With excellent schools, community safety, some of the cities best restaurants and nightlife, this neighbourhood is a not so hidden gem.

What You May Not Like

Being nestled in the heart of the city, if you want to leave town and get to the Trans Canada Highway, then prepare yourself for some traffic. Congestion starts to pick up around 7:30-9:30 am and 3:30-6:30 pm Monday to Friday, so if possible, try and avoid those driving times, or get ready practice your patience as you may not make that upcoming green light.
